Plot 2     3 bed       Floorspace = 115 sq/m        Site Plan = 356 sq/m
Overall site is 955 sq/m
Conservative valuations have been obtained from a local estate agent for the completed builds and they are as follows:
Plot 1    4 bed    £325,000 - £350,000
Plot 2    3 bed    £275,000 - £300,000
Joint Venture
Consideration would be given to a joint venture on the basis that we provide the land to enable a partner to cover the build cost for the dwellings, both parties receive their initial investment then when the development is completed and sold an agreed % split of the profit is also paid.
Alternatively, a developer may be interested in constructing the builds and retaining ownership of one of the properties to either reside their themselves or use the propety as a rental income to add to their portfolio, whilst the land owner retains the other.
